Hardwood Flooring in Poway

We laid 1,100 square feet of wide-plank white oak in a Green Valley home off Espola Road this spring. The client had ripped out carpet from 1998 and wanted 7-inch engineered planks that ran continuous from the entry through the kitchen.

Poway has a dry, hot summer and cool nights, and that swing is hard on solid wood. Boards that go in during a humid June week can gap by 1/16 of an inch when the Santa Ana winds dry the house out in October. So the wood choice matters more here than people expect.

Engineered or solid oak in Poway?

For most Poway homes on slab, we recommend engineered oak. The plywood core stays flat through the humidity swings, and we can glue it straight to the concrete. Solid oak still has a place in the older raised-foundation homes up near Old Coach Road, where we nail it down over a plywood subfloor.

Either way, we acclimate the wood in the house for a minimum of 5 days and check moisture with a pin meter. We do not install until the wood and the subfloor are within 2 percentage points of each other.

Flattening the subfloor

This is where thin bids cut corners. A hardwood floor needs the subfloor flat to 3/16 of an inch over a 10-foot span. Slab homes near Lake Poway often have low spots, and we skim those with a cementitious leveler before a single plank goes down. Skip it and you get hollow spots that click under your heel two years later.

What hardwood costs in Poway

Installed, our Poway hardwood jobs usually run 9 to 16 dollars a square foot for engineered oak, materials and labor together. Solid oak with a site-applied finish runs higher because of the sanding and multiple coats. A typical 900-square-foot main floor lands somewhere between 8,100 and 14,400 dollars.

Refinishing an existing oak floor is a different number. If your boards are solid and just tired, sanding and recoating usually beats a full replacement, and we will tell you honestly which one your floor needs.
