Polished Concrete Floors in Escondido, CA

We grind and polish concrete all over Escondido, from garage conversions off East Valley Parkway to shop floors out near the industrial stretch by Ash Street. Same slab, very different jobs.

Polished concrete is not a coating. We are cutting into the slab itself with diamond tooling and bringing up a finish that is part of the concrete, not sitting on top of it. That is why it outlasts epoxy in a high-traffic garage.

How we polish a slab

Every floor starts with a metal-bond diamond grind at 40 to 80 grit to open the surface and knock down old glue or paint. Then we densify with a lithium hardener that soaks in and reacts, which is what lets the concrete take a shine.

From there we step through resin-bond grits, usually 200, 400, 800, and up to 1,500 or 3,000 depending on how much gloss you want. A satin finish stops around 800. A near-mirror finish means running the whole ladder.

Most Escondido slabs we see were poured in the 1980s or 90s and have soft spots. We test with a scratch pass before quoting, because a weak slab needs more densifier and more passes.

What it costs in Escondido

Basic grind-and-seal on a sound slab runs about $5 to $7 per square foot. A full mechanical polish with a high grit finish runs $8 to $12. A two-car garage near Kit Carson Park usually lands between $3,500 and $5,500.

Cracks and pop-outs add to that. We fill with a polyurea that cures in about 20 minutes and grinds flush, so the repair polishes right along with the floor.

Escondido weather and moisture

Inland Escondido runs hot and dry most of the year, which is easy on concrete. But garages near the creek beds and lower Hidden Valley can pull moisture up through the slab. We run a calcium chloride moisture test before sealing any ground-floor interior job, because a densifier over a wet slab will haze.

If your HOA limits exterior changes, polished concrete stays entirely inside the footprint, so it rarely triggers a review the way a driveway change would.
