What does 1,000 square feet of hardwood actually cost in San Diego?

A 1,000 square foot hardwood install in San Diego runs $11,000 to $22,000 finished. Engineered oak over a level subfloor sits near the bottom. Wide-plank white oak with stair lacing, baseboard pulls, and a moisture barrier on slab pushes the top. Our last twelve North County jobs averaged $14.80 per square foot.

We pulled the invoices from every hardwood install we finished between February 2025 and last week. Twelve jobs. Total of 11,840 square feet across Valley Center, Escondido, Rancho Santa Fe, Carlsbad, and Poway. The cheapest was $10.20 per foot. The most expensive was $24.60. Here is what actually moves the number.

What we charged on three recent jobs

An Escondido ranch off Bear Valley Parkway. 980 square feet of 5 inch engineered white oak glued direct to slab. We pulled and reset the existing baseboards, ran a moisture meter on every quadrant of the slab, and sealed two warm spots with a roll-on epoxy primer. Final invoice: $13,720. That is $14 per foot finished.

A Rancho Santa Fe two-story off Linea del Cielo. 1,140 square feet of 7.5 inch French oak in a smoked finish, on a plywood subfloor. We pulled the carpet ourselves, leveled three high spots with a flap disc, and laced new treads onto the staircase. The stair work alone added $2,400. Final invoice: $24,180. That is $21.20 per foot.

A Carlsbad single-story near Aviara. 920 square feet of solid 3.25 inch red oak, sand and finish on site after install. The owner wanted a true natural finish with three coats of waterborne poly. Final invoice: $19,460. That is $21.15 per foot.

When the subfloor changes everything

The single biggest cost variable is the slab. San Diego homes built before 1985 often show moisture readings above 4 percent on a Tramex meter. That means a vapor barrier. We use either a roll-on epoxy at $0.85 per foot in product, or a sheet membrane at around $1.40. On a 1,000 foot job that is $850 to $1,400 before a single board goes down.

Older Escondido and Vista homes also show slab dips. We have measured floors that drop 5/8 inch over a 10 foot span. Self-leveling compound runs about $2 per foot when we have to grind, prime, and pour. Add another $2,000 to your number.

Wood species and what they actually cost

  • Domestic red oak, 3.25 inch solid: $5 to $7 per foot material
  • Domestic white oak, 5 inch engineered: $6 to $9
  • French or European white oak, 7 to 9 inch engineered: $9 to $14
  • Hickory, character grade: $7 to $10
  • Walnut, select grade: $11 to $16

Wide planks read more expensive on the invoice but install faster than narrow strips. We can lay 7 inch boards almost twice as quick as 2.25 inch strips. The labor savings claw back about a dollar per foot.

What is not in the per-foot number

Most quotes we beat from competitors leave out the same handful of items. Furniture move and put-back. Quarter round and shoe molding. Threshold transitions to tile and carpet. Floor vent flush mounts. Stair nosings if the install touches the staircase. Each of those is $200 to $1,500. Always ask whether they are included before you sign.
