Our crew wrapped a 1,400 sq ft red oak refinish in Rancho Santa Fe last month. Three coats of water-based polyurethane, custom ebony stain, one-week turnaround. That job came in at $5.80 per sq ft.
The biggest cost driver isn't the wood. It's the prep.
Sanding grit progression that actually works
We start at 36-grit on a drum sander, move to 60, then 80. Edges get a separate edger machine, usually two passes at 80 and 120. Fine finish sanding happens with a multi-disc buffer at 120-grit. Skip a grit and you'll see scratch patterns right through the stain under raking light.

What we stopped doing
We stopped offering oil-based polyurethane in coastal homes. The salt air off Del Mar and La Jolla extends dry times, and oil-based poly yellows noticeably after two winters under big skylights. Water-based poly cures faster, tolerates our humidity swings, and keeps the wood tone where the homeowner wanted it.
How long does a refinish take?
A 600 sq ft room: two working days on site plus three days of cure. Socks only at 24 hours. Furniture back at day 5. Rugs and pets at day 14. Full hardness at 30 days.
Why phone quotes are guesses
We walk every floor before quoting. Pinless moisture meter on the boards and subfloor. Board-gap measurements. Wear-layer check on floors that have been refinished before. If a floor has been sanded three times already, there may be only 1/32 inch of wear layer left, and one more pass will hit the tongue.
Black water stains deeper than 1/8 inch don't sand out. That's a board-replacement job.
Booking windows
We run two crews out of Valley Center. Summer is our heaviest season because of construction completion schedules. Fall and winter usually carry 2-3 week lead times for Escondido, Poway, and Rancho Bernardo jobs.
