What Polished Concrete Actually Costs

Polished concrete in San Diego runs $4 to $12 per square foot depending on grind level, color, and slab condition. A basic 1,000 sq ft garage polish averages $5,500. Decorative dyed and densified residential floors climb to $8,000 to $12,000. Older slabs with cracks add $1 to $3 per sq ft for repair work.

Why The Price Varies So Much

We polished a 600 sq ft kitchen slab in La Jolla last month. Final price: $5,800. The same square footage in a Valley Center workshop ran $2,900.

The kitchen needed a 3000-grit finish, integral color, and crack repair. The workshop needed a 400-grit matte and a single densifier pass. Same name, very different jobs.

Hidden Costs On Older San Diego Slabs

A lot of homes in Encinitas and Rancho Bernardo were poured in the 1960s and 70s. Those slabs often have moisture issues, surface contamination from old adhesives, or cracks running under tile we are pulling up.

Last fall we pulled tile in an Oceanside ranch and found 15 different mastic patches. Prep work to grind that down ate 1.5 days and added $1,800 to the original quote. We give every customer a written prep allowance now so there are no surprises at invoice time.

What About Coastal Moisture?

Slabs within five miles of the coast often read 4 to 6 pounds per 1,000 sq ft on calcium chloride moisture tests. Above 5 pounds and we recommend a moisture-tolerant densifier blend or a vapor barrier coating before final polish. We have seen jobs in Del Mar and Carlsbad fail within a year because the prior installer ignored moisture readings.

Is Polished Concrete Worth It?

For high-traffic floors, yes. The surface is harder than tile, easier to clean than wood, and can last 30 plus years with light maintenance. We have polished slabs in Valley Center commercial spaces that still look sharp eight years later.

For bedrooms and main living areas, it depends on how you feel about cold underfoot. Concrete sits 5 to 8 degrees below ambient. Some clients love that in summer. Others put down rugs by November.
