How the sanding actually goes

We run a belt machine at 36 grit for the first cut on a floor that has never been touched, then 60, then 80, then a 100 grit screen with the buffer. Edges get a rotary edger at matching grits, and corners come up by hand with a scraper.

Grit skipping is where cheap jobs die. Jumping 36 straight to 80 leaves swirl the finish will magnify under Escondido's afternoon window light, and you will see every one of those marks by 4 p.m.

Moisture matters inland. We meter the boards and want 6 to 9 percent before finish goes down. Escondido summers push 95 to 100 degrees in the valley while the coast sits in the low 70s, and a floor that has been baking behind closed vinyl windows all July needs the house conditioned for a day before we coat.

How long does refinishing take in an Escondido home?

Three to five days for a typical job. Sanding is day one. Coats go down over days two and three with 3 to 4 hours between them.

• Water-based finish: walk on it in socks after 12 hours, furniture back at 48 hours, rugs at two weeks
• Oil-modified polyurethane: 24 hours between coats, furniture at 4 days, rugs at 30 days, and the house smells for a week

When we tell people not to refinish

Engineered floors with a 2mm wear layer get one sand in their life, and if a previous crew already took it, we will not take another. We check with a corner pull at a floor vent. If we see less than 1/16 inch of wear layer above the plywood core, refinishing is off the table and we talk replacement instead.

Same answer for cupped boards over a slab leak. Sanding a cupped floor flat before it dries out leaves it crowned when the moisture finally equalizes. We saw that on a Hidden Meadows house where another contractor had sanded three weeks after a dishwasher line let go.
