San Marcos splits into two kinds of flooring jobs for us, and which one you have depends mostly on when your house was built.

The older stock south of San Marcos Boulevard and around Richmar sits on raised foundations with plywood subfloors. Those take nail-down solid oak with no argument. We shoot 1.75 inch cleats every 8 inches into 3/4 inch plank and the floor lasts as long as the house.

Everything up in San Elijo Hills and Rancho Tesoro is post-2000 slab construction. Different job entirely.

Slab homes need a moisture test first

On a slab we glue engineered plank down with a moisture-control urethane adhesive. Before any of that we run a calcium chloride test. Anything above 8 lbs per 1,000 square feet per 24 hours gets a roll-on moisture barrier first, or the adhesive lets go in a year.

We have walked away from two San Marcos jobs where the homeowner did not want to pay for the barrier. That is a callback we would rather not earn.

What hardwood costs in San Marcos

Engineered oak installed: $9 to $16 per square foot. Solid oak installed: $12 to $22. Sand and refinish on existing floors: $3.75 to $5.50.

A 1,100 square foot single story near Discovery Lake, engineered white oak glued to slab with new base shoe, ran about $14,500 last fall. That included pulling 20 year old carpet and tile and hauling it off.

Acclimation matters more inland

San Marcos sits far enough from the coast that summer indoor humidity drops well below what a Carlsbad or Encinitas house sees. Wood delivered from a coastal warehouse arrives wetter than the house it is going into.

So we open the boxes and let them sit for five days. Every time. A floor installed at 9 percent moisture content into a house that runs at 6 percent will shrink, and by the second winter you have gaps at every seam.

That five day wait is not padding the schedule. It is the difference between a floor that stays tight and one that talks to you.

HOA rules in the newer communities

San Elijo Hills and several of the newer Rancho Tesoro tracts have work-hour restrictions, usually 8am to 5pm weekdays and limited Saturdays. Some of the attached product also carries a sound transmission requirement, which means an acoustic underlayment under any glue-down floor over a shared wall or upper level.
