Hardwood Flooring in Vista, CA

Vista splits into two flooring problems, and which one you have depends on when your house was built.

Shadowridge slabs and the moisture test

The tract homes through Shadowridge and off Sycamore Avenue sit on slab on grade concrete poured in the 1980s and 1990s. No vapor barrier under a lot of them, or one that has been punctured.

We run a calcium chloride test on every Vista slab before we quote glue down. Anything over 3 pounds per 1,000 square feet in 24 hours gets a two part epoxy moisture barrier first, which adds about $1.75 per square foot. Skipping it is how you get hollow spots and a floor that peels back at the seams in year three.

Solid oak does not go on those slabs. Engineered only, with a plywood core and a 4mm wear layer so it can be sanded twice.

Older homes near downtown Vista

The 1940s and 1950s houses around Vista Village Drive and Escondido Avenue mostly have raised foundations with original oak strip over sleepers or subfloor. Those we can sand and refinish rather than replace. We pulled carpet off 780 square feet of 1953 red oak near Brengle Terrace Park last year and it came back beautiful for $3,900, less than a third of what new engineered would have cost.

Check the wear layer before you spend money on either path. Pull a floor register and look at the edge of a board. If there is under 1/8 inch above the tongue, it has been sanded out and refinishing is not on the table.

What Vista weather does to wood

Vista sits far enough inland that summer afternoons hit the high 80s while mornings still get marine layer off Buena Vista Creek. That daily swing moves wood.

We acclimate solid material in the house for seven days minimum, longer if the HVAC has been off. Target moisture content is 7 to 9 percent for this zip code, and we take three readings per room with a pin meter before install.

Wide plank is where this bites. Anything over 7 inches wide in solid form will cup or gap here. We steer Vista homeowners to engineered for wide plank and have not had a callback on one yet.

What we install

Engineered and solid white oak, red oak, and hickory. Herringbone and chevron patterns, which add roughly 50 percent to labor because of the layout and the cut waste. Stair treads and risers to match the field. Sand and refinish on existing floors.

Most Vista jobs run three to four days for install, plus a day per flight of stairs. We work 7am to 4pm and we tape and plastic every doorway.

HOA rules matter in the newer Shadowridge developments. Several require an acoustic underlayment with an IIC rating for second floor installs. We carry a 2mm cork pad that clears most of them and we will pull the CC&Rs before ordering material.
