Polished Concrete Floors in Oceanside, CA

Polished concrete in Oceanside costs $7 to $12 per square foot for a standard grind, densify, and polish to an 800 grit finish. Garage slabs run at the low end. Interior floors with heavy patching or an existing coating to remove run $13 to $16.

Oceanside slabs give us more trouble than inland ones, and it comes down to salt air and age.

A lot of the housing stock between Coast Highway and the pier was poured in the 50s and 60s. Those slabs were finished by hand, they are soft, and they almost always have a moisture story. We have run in-situ RH probes on slabs three blocks off the water and read north of 85 percent in February. That does not stop a polish, since polished concrete is not a coating and it breathes, but it does change what we can do about staining.

What the process actually is

People use the term polished concrete for two different things. Only one of them is real.

Real mechanical polishing means we run diamond tooling across the slab in progressive steps, typically 40, 80, 150, 400, then 800 grit, with a lithium silicate densifier applied around the 200 stage. The shine comes from the concrete itself getting tighter and flatter. Nothing is sitting on top.

The other thing is a topical guard sprayed over a light burnish. It looks similar for a year. Then it wears through in the traffic lanes and you can see exactly where people walk.

We only do the mechanical process. Our grinders pull 480 volt, and on a typical Oceanside garage we are on site two to three days for a 400 to 600 square foot slab.

What we find under the surface

Every old slab has history. On a Fire Mountain job last year we ground into a 1970s garage and found three separate patch pours, an old floor drain that had been filled with mortar instead of concrete, and about 60 square feet of oil saturation from a car that had clearly leaked for a decade.

Oil is the one nobody expects. It wicks down into the matrix and grinding just exposes more of it. We poulticed that section twice and it still reads as a darker patch under raking light. We told the owner before we started, and we would tell you the same. A polished floor shows its past.

Aggregate exposure is the other decision. Grind shallow and you get a cream finish with almost no stone showing. Go deeper and you expose salt and pepper aggregate, or full stone if you go deeper still. Deeper costs more because it is more tooling and more passes, usually another $2 to $3 per square foot.

Coastal HOAs occasionally have noise windows. Grinding is loud and it is a full day of it, so in the Ocean Hills area we usually start at 8 and shut down by 4.

Polished concrete or epoxy for an Oceanside garage?

Salt air argues for polished concrete. There is no film to delaminate, so there is nothing for moisture pushing up through the slab to lift. We have pulled failed epoxy off coastal garages where the slab had no vapor barrier under it and the coating let go in sheets.

We walk the slab before quoting. Square footage, existing coatings, crack count, and moisture read all move the price, and we would rather see it than guess over the phone.
