Polished Concrete Floors in Carlsbad, CA

We polish existing concrete slabs in Carlsbad homes, garages, and shops. The process runs 400 to 1500 grit resin diamonds over a lithium silicate densifier, no coating involved. Cost runs $6 to $12 per square foot depending on grit level and slab repair. A 600 square foot garage takes two days.

Carlsbad slabs are good candidates and most homeowners here do not know it. The pad under your carpet is usually a 3,000 PSI slab-on-grade poured flat by a production builder. That is the floor. We are not installing anything on top of it, we are grinding it open and closing it back up harder than it started.

What we run into on Carlsbad jobs specifically

Bressi Ranch and the newer La Costa builds are post-tension slabs. We pull the tendon map before a grinder touches anything, because a diamond into a cable is a five-figure repair and a very bad afternoon.

Older Carlsbad Village houses are a different animal. Some of those slabs are 1950s pours with no vapor barrier under them. We run a calcium chloride test on every one. Polished concrete tolerates moisture that would blister an epoxy, which is honestly why we steer half the Village calls toward polish instead of coating.

Salt air matters east of I-5 less than people think. It is the garage door being open that does it. A garage off Palomar Airport Road with the door up all day collects chloride, and a densified polished slab shrugs at that in a way bare concrete does not.

How we actually do it

We start at 40 or 80 grit metal-bond diamonds to open the slab and take out the trowel burnish. If the aggregate is going to show, this is where we find out. A 1/8 inch cut exposes sand. A 1/4 inch cut exposes the rock. That decision is permanent, so we make it with the homeowner standing there.

Then lithium silicate densifier goes down and soaks in. It reacts with free lime in the slab and turns it to calcium silicate hydrate. The floor gets physically harder. That is the whole trick, and it is why a polished floor is not a coating and cannot peel.

After that it is resin diamonds: 100, 200, 400, 800, 1500. We stop at 400 for garages, 800 for most interiors, 1500 when someone wants the wet-look shine in a living space. A guardhouse-style burnish at 3000 is available and we rarely recommend it in a house with dogs.

What it costs in Carlsbad

$6 per square foot for a 400-grit garage on a clean slab. $9 to $12 for an 800 or 1500 grit interior with crack chasing and patching. A 600 square foot garage is two days and lands around $4,000 to $5,500.

Crack repair is the variable nobody quotes upfront. We chase cracks with a crack chaser wheel and fill with polyurea. On an Aviara job last year a hairline in the middle of the slab opened into a 3/8 inch channel once we ground into it, and that added $600 nobody planned for. We would rather tell you that now.

Polish or epoxy for a Carlsbad garage
