Polished concrete in San Marcos

We polish concrete floors across San Marcos for $6 to $12 per square foot, grinding through a diamond sequence to a 400, 800, or 1500 grit finish with lithium silicate densifier between passes. A 1,000 square foot slab takes three to four days and can be walked on the same evening it is finished.

Most of the San Marcos work we do sits in two pockets. The tract slabs off Twin Oaks Valley Road and Rancho Santa Fe Road, poured between the late 1980s and the mid 2000s, and the newer builds up in San Elijo Hills.

Those two ages of concrete behave differently under a grinder, and it changes what we quote.

Older slabs

The 80s and 90s pours around Discovery Lake and the older streets near Restaurant Row were finished hard with a power trowel, which pushes cement paste to the surface and leaves a thin dense cream layer. Polish just that layer and you get a beautiful floor. Cut through it unevenly and you get blotch.

We do a 2 foot by 2 foot test grind before quoting any slab over 25 years old. Roughly one in six comes back as a bad candidate, and we say so rather than pouring three days of labor into a floor that will look patchy.

Newer slabs

San Elijo Hills builds are generally flatter and more consistent. Those polish predictably, usually straight to a salt and pepper exposure at 400 or 800 grit.

What polished concrete costs in San Marcos

$6 to $12 per square foot installed. Where a job lands depends on three things.

• Grit target. A 400 grit satin is the low end. Full 1500 grit burnished with two densifier passes is the high end.
• Aggregate exposure. Cream polish is cheapest. Grinding down to expose stone means more metal bond passes and more diamond wear.
• Repairs. Crack chase and epoxy fill, old carpet tack strip holes, and adhesive residue from vinyl tile all add $1.50 to $3 per square foot.

A typical two car garage in San Marcos, 440 square feet, runs $2,800 to $4,200. A 1,200 square foot downstairs living area runs $8,500 to $13,000.

How long does it take?

Three to four days for 1,000 square feet. Day one and two are the metal bond grinding sequence, 30 grit through 150. Densifier goes down and soaks overnight. Day three is the resin pass sequence up to the target grit, then guard and burnish.

Furniture back after 24 hours. Vehicles on a polished garage after 24 hours as well, since there is no coating curing, only a penetrating hardener.

We run dust extraction on every grinder. It is not perfect, but a polished concrete job in an occupied house is manageable in a way that hardwood sanding without containment is not.

Garages and converted space

A lot of the San Marcos calls we get start as a garage and turn into something else. ADU conversions and gym build-outs, mostly. Polished concrete makes sense there because the slab is already the floor, and you skip subfloor, underlayment, and 3 inches of height.

One thing to check first. If the garage slab was poured without a vapor barrier, which was common before the mid 90s, moisture will move through it. Polished concrete does not care, because it breathes. A coating would blister. Weather and scheduling

Grinding is not temperature sensitive the way epoxy is, so we work San Marcos slabs year round. The densifier needs a few hours of dwell without traffic, which is why we soak overnight rather than pushing it.
